Tips on quieting down your garage door

The fixes for a garage door that makes a racket when it opens and closes are actually fairly easy. All it takes is about an hour or so for you to fix the problem and address a few of the culprits. Three of the main reasons why your garage door may be loud are, worn hinges, worn rollers, or the door may need to be lubricated.

Over the years, the garage door hinges can actually wear out over time and may even be bent. This can cause the hinges to bind and begin to squeak. If you can notice that the hinges or damaged, you will need to get them replaced.

The most important thing to know is if you are planning to replace rollers yourself; DO NOT replace the bottom two rollers unless you are skilled and knowledgeable in how garage doors work. The two rollers are in the bottom corner brackets which are connected to the cables which are connected to the springs. The springs are under pressure and can be replaced without having to worry about the springs. Check each roller and see if they are rolling freely and there’s no excessive wear.

Making sure that your door is lubricated is the #1 cause of a very annoying, loud, squeaky garage door.  Lubrication is often overlooked seeing as how important it is. simply spray the springs, rollers, hinges, pulleys, and bearings. STAY AWAY from WD40!!! WD40 and other lubricants such as grease, oil, or spray lithium are somewhat cheaper, but they don’t penetrate and tend to pick up dust and grit. Stick with a light chain and cable fluid or garage door lubricant. Do this at least once a year and your garage door will be happy!

Garage doors include a lot of hardware. Over time, hardware begins to loosen. Panel hinges, rollers, tracks, garage door opener attachments, and the ceiling attachments should not be loose. If they are, tighten them immediately.

North Dallas Resident Couldn’t Close Her Garage Door

A customer in Dallas called us because their garage door would not close unless they held down the wall console button. So we sent out a technician to the customer’s house. When the technician arrived he checked her opener and he then realized it was her ISB sensors located at the bottom of her garage door opening. Sometimes if there is even the littlest blade of grass in the way of those sensors it will cause the door to not shut.  The technician made sure the sensors were free of debris and made sure the customer also knew that they need to be in line as well. He showed her how to loosen the wing nuts and adjust them until both lights are light up solid as well.

After the technician was through the customer had no problem shutting their garage door. She was thrilled that she didn’t have to hit the button 20 times every time she tried to leave the house!

Selecting the Right Garage Door Lubricant

The most common belief is that WD-40 fixes everything. Well, almost. Regular WD-40 can be used for many purposes in relation to servicing and repairing a garage door. However it’s not the best lubricant to use altogether. WD-40 is Great to use in order to flush out screw drives, clean out old grease, loosening joints and hinges, removing dirt and residue, extricating stuck screws and bolts, and especially to prevent rust. Regular WD-40 is NOT A LUBRICANT, rather it cleans objects and leaves them dry- NOT lubricated. WD-40 provides water displacement, and is actually a DE-greaser.

Lubriplate is best used for screw drive rails, rollers, plastic gears, and bearings. Lubriplate is a long lasting, thick lubricant that performs well in cold tempuratures, and works very well for specific garage door applications that involve friction.

3-in-One Garage Door Lube Silicone Spray

3-in-one garage door lube waterproofs, protects, lubricates, and preserves rubber, plastic, vinyl, leather, metal & wood. Silicone spray is a convenient aerosol applicant of silicon. It provides general purpose lubrication to eliminate squeaking. Other purposes include lubricating, protecting and cleaning everything from hinges, locks, cables, and torsion springs. It also helps prevent rust & corrosion. This silicon spray is highly effective at covering a wide range of issues that garage doors encounter over time. There are very few applications in which this lubricant is not usable.

So which Lubricant is Best?

The 3-in-One Garage Door Lube is the best overall garage door lubricant as far as an over the counter remedy. The truth is…to properly and professionally service and maintain a garage door opener system, you’re going to need all of these lubricants- and maybe more. Please be sure to do yourself a favor and do not over-grease or lubricate the tracks, as it can cause rollers to come dislodged, and tends to build up and cause a mess over time. Keep in mind that anything you spray will be hanging over your car when the door is in the up position. It is best to gently wipe excess lubricant from any parts on the door, run the garage door a few times, and wait a few hours before parking underneath them.

Preventative Winter Garage Door Maintenance

As we enter the winter months, we’re starting to see our usual winter season problems.  Garage door openers, hinges, rollers, and more are seizing up.  The colder it gets, the tougher it is for the moving parts of your garage door and opener to stay functional.  We see this particularly in screw-driven openers, and older model garage doors.  Keeping the garage door lubricated properly can prevent the moving parts from locking up at the most inopportune times.  It’s fairly similar to why our knees ache in the wintertime.  A professional garage door technician can lubricate and adjust every aspect of the garage door system in order to help prevent this problem from arising.  

Have your garage door and opener serviced by professionals at least once per year.  The International Door Association recommends that you have service done twice per year as the temperature changes.  Preventative maintenance can save you money in the long run.  Try to think of your garage door in the same way you might think of your automobile.  Would you go 5 or 10 years without an oil change?  Unfortunately most homeowners go for 4 or more years without having their garage door and opener serviced.  Consider the fact that scheduling maintenance ahead of time can keep those bolts secure, prevent rusting, and can point out problems that might continue to worsen over time so that you can keep an eye on them.

As part of the recommendation to have service done twice a year, the service you have done just before winter can be the most important.  Rigidity caused by lower temperatures makes everything act up, and nobody wants to be sitting in their garage when it’s cold outside trying to figure out why their garage door got stuck half way open.  Do yourself a favor and lubricate all the moving parts of your garage door with proper lubricants.  But be careful, applying the wrong lubricant, or applying the wrong amount can do more harm than good.  Refer to the professionals if you’re not sure what to use, how to use it, or where to apply it.
