Inventing the Garage Door Opener

Really Old Garage Door OpenerIn 1926, C.G. Johnson invented the first electric overhead garage door opener in Hartford City, Indiana.  At that time, electric garage door openers did not become popular until ERA Meter Company of Chicago offered one after World War II (1939-1945).  The opener could be opened via a key being inserted into a post located at the end of the driveway, or with the flip of a switch from the inside of the garage.

There are reasons why we do things, all with a different level of importance.

When it comes to garage doors (and openers), importance varies as well. It’s crazy, I know, but here are the top three reasons based on level of importance:

3rd Place:  Buyer Appeal – when purchasing a home, buyers look at big exterior projects (new roof, windows and garage doors).

  • From the buyers’ perspective, they are often looking for both appeal and “how much $$ do I have to invest in a remodel”.

 

2nd Place: Resale Value – at the opposite end of the appeal spectrum is selling a home; replacing the garage door up’s the value.  (Note: 1st and 2nd place goes to new roof and new windows, respectfully.

  • Recovered Project Costs – Recouped dollars are impressive, coming in around 90.1%.  On an average, if you invest $2300 in a new garage door remodel, your recoup amount would be around $2000.

 

1st Place: Upgrading or, It’s Time For a Change39% of consumers choose upgrading and 17% are ready for a change (this may look like a low percent; however, the difference in percentage would fall under categories such as “damaged” and “dented”, or the ever-popular “my foot hit the accelerator and took out the door”!).

Do-it-Yourself Garage Door Inspection and Maintenance

Do it Yourself concept

If you haven’t tried this project in the past, now is the perfect time to start!*  It’s an easy-to-medium project; allowing yourself plenty of time to accomplish it.  Here are the basics:

Items Needed:

  • Phillips/Flat Head Screwdrivers
  • Old cloth(s)
  • Silicone lubricant, preferably 3-n-1 Garage Door Lubricant (WD-40 can be used, but is not recommended, as it’s more of a cleaner)
  • Ladder or Step Stool
  • Safety items (goggles, aprons, etc)

Things to Accomplish:

  • Inspect and tighten any loose hinges and brackets
  • Check wear of rollers.
  • Inspect door rails.
  • Lubricate: springs, hinges and roller STEMS (not rollers themselves)

(You can purchase 3-n-1 Lubricant at our showroom, along with hinges, bottom weather seals, etc.)

Tip:  Add this project to your calendar when changing smoke detector batteries, air filters, etc.  It’s a great habit to get into!

This bit of information may help you in making that final decision. Based on a 2016 remodel survey through Cost Value, projects continue to retain their resale value. One of those projects: GARAGE DOOR REPLACEMENT!

 

In the mid-range pricing, garage doors are providing a return of 91.5%. For example, if you paid $1,652* for a new garage door, your return on resale would be $1,512.  To give you a semi-comparison of return on investment, a garage door update gives more on return than a kitchen remodel (64.9% ROI).

 

If you look at door replacements five years ago, the percentage of return on investment was at 71.9%. This low return was largely due to the focus being on updating kitchens and bathrooms.  Over these past years, the “main entry” for families has become the garage instead of the front door; therefore, homeowners are looking for more visual appeal and reaping the benefits of replacement.
